How We Choose A
Project
We visit every project
personally and choose each lotissement via a
strict investment criteria. It must be very well
connected and there must be a high demand for
property from either:
local market
commuters
second home market
migration from other French regions
or any combination of these.
We then choose the style of
houses which best meet the demand for that area and
giving you a house 'menu' to choose from. These
house styles are also 'pre accepted' at the Mayors
office ensuring a smooth path through the building
process.
We also discuss the future sales
with local agents so he is aware and ready to
market them when they become available.
From December 2007 all our projects will come
complete with a 12 month guaranteed rental programme
in place to ensure that your investment is fully let
in the first year. This gives you great peace
of mind that your income is guaranteed while you
decide whether to sell or rent.
Renting is the preferred option as it allows your
capital growth to roll up and you also avoid the
French VAT (payable if you sell inside the first 5
years). After that you can sell VAT free and your
capital gains in France is only 16% (for UK
investors).
A Complete Investor Service
The
building will be delivered to you as a
complete package to and will be
decorated to allow you to either sell it or
rent it out. In short you will have nothing
to do after your initial order just a
snagging meeting at the end of the build to
say you are satisfied
We
then introduce you to a professional sales
agent in the area to organise the sale or
rental of your property. We offer an ongoing
service at this point to help you manage
things from here in the UK.
